Aia Owner Architect Agreement For Small Projects
The AIA form family is ranked in alphabetical order. The two most common categories are Series A contracts, known as property and contracting contracts, and Series B contracts, called property and architect contracts. Although the contractor`s owner, A-Series, the contracts often seem relatively short because most of them contain 40 pages more with general terms, their length is misleading. The AIA has a long form of general conditions, the A201, which defines the rights, responsibilities and relationships of the owner, contractor and architect. For design construction projects, A145-2015 is intended for a residential project of one or two families and consists of the contract part and Object A, a design-build change that is performed when the owner and the owner have agreed to the amount of the contract. A design project is a project in which the owner enters into contracts with a builder and the builder is required to complete the design and construction of the project. The A145 is an optimized document designed to be used in residential construction projects. In addition, the changes to the short form agreement are not binding on the architect. If the architect`s contract is not modified to coordinate with the changes made to the short-form agreement, the architect will provide the management of the project in accordance with an unchanged short-form agreement. Obviously, such a situation can cause the leash. The AIA`s A105 document is intended for smaller projects, modest in terms of size and short duration, for which payment to the contractor is based on a fixed price. Like the A104, the A105 is a stand-alone agreement that contains its own framework conditions. If the AIA A105 is used, the B105 is the appropriate agreement between the owner and the architect. Nevertheless, the AIA proposes a number of short agreements that have an internal framework and do not contain the cumbersome A201. Three of these short agreements are the A104, A105 and A145 The A104 document of the AIA is intended for use in medium-sized construction projects, with limited scope and complexity. It can be used for projects for which payment is made either on a fixed price or on the cost of the work plus a royalty with or without a guaranteed maximum price. The A104 is considered an abbreviated form agreement, as it is a stand-alone agreement that does not require the use of a separate adoption document.
When the owner and contractor choose one of the two cost-plus payment methods, the parties must complete an A-exposure to the A104, which provides details of the cost of the project. If the A104 is used, the corresponding owner/architect agreement is the B104. If the owner uses an abbreviated AIA agreement for a project, the contractor must be careful with the related project contracts.
